SB 326 · Condos & HOAs
SB 326 inspections for condominium associations, built for the board packet.
Your association's deadline passed on January 1, 2025. We perform the statistically sampled inspection SB 326 requires and deliver a stamped report your board, manager, and reserve analyst can act on — across San Diego, Orange, and Los Angeles counties.
The board's obligation
SB 326 (Civil Code §5551) requires condominium associations to inspect a statistically significant sample of their wood-framed exterior elevated elements — balconies, decks, stairways, walkways — with the first deadline having passed on January 1, 2025, and re-inspection every nine years after. The duty sits with the board, and the report becomes part of the association's records.
It feeds the reserve study
The stamped report doesn't just certify condition — its findings and remaining-useful-life conclusions are incorporated into the reserve study, so repair funding for elevated elements is planned rather than assessed in an emergency. Boards that inspect late lose planning runway, not just compliance status.
Sampling done properly
The statute requires a sample sufficient to provide 95% confidence that the results reflect the whole population of elements. That is a defined statistical exercise, not a judgment call — we document the population, the randomization, and the sample so the methodology stands up to scrutiny.
What the association receives
An inspection led by a licensed engineer, aerial photogrammetry documentation of the buildings, and a stamped report identifying element condition, immediate hazards (which must be addressed and disclosed), and recommended repair timeframes — formatted for the board, the manager, and the reserve analyst.
Inspections are led by a licensed engineer under the firm's Class A + B CSLB license #1044379, with a stamped report as the deliverable. Full statute details, FAQ, and re-inspection cycles are on the SB 721 / SB 326 balcony inspection hub, and you can estimate your penalty exposure before you book.
